Built in 1924 for vaudeville and silent movies, the Earle Theatre, as it was originally known, kept vaudeville tradition alive in Washington until 1945. When Harry Warner (one of the original Warner Brothers) visited the theatre in 1947, he decided to put his name on the marquee, and there it has remained.

In the 1970s the theatre suffered from inner-city neglect until Joey Kaempfer and his real estate development company undertook a comprehensive renovation and expansion. Now the theatre, located at 13th & E Streets NW, houses Broadway, special music, dance and concert events, and is often hailed as the most elegant and comfortable venue in downtown Washington.

The SMS seating plan features VIP accommodations—known at the Warner as Grand Suites—located within the first four rows of the balcony and featuring extra large theatre chairs and granite cocktail tables.
